Corporate & Finance

Corporations and financial companies make up a majority of AMS customers, typically implementing solutions in space and move management as well as the management of furniture assets, building equipment and maintenance. The maintenance management module is the most popular choice, providing the ability to maintain preventive maintenance (PM) schedules, place on-demand work orders, and track equipment history. This market most often focuses on scenario planning, group project moves, and maintenance/service needs for their employees.

In addition, they commonly run rent chargeback reports to calculate rentable space, prorating building common space automatically. Corporations will use desk booking and room scheduling solutions to better handle the management of both scheduled, coordinated meeting rooms as well as ad-hoc huddle rooms and hoteling desks. They can take advantage of the mobile app to book these spaces, access service requests and assets, and make space data updates while in the field. Corporate real estate can use the lease management module and the space utilization tools of FM:Systems to track space use and make more informed decision making.

Higher Education

Colleges and universities implement FM:Systems solutions often in the area of tracking space use for indirect cost recovery (ICR). They are able to classify space per the Postsecondary Education Facilities Inventory and Classification Manual (FICM) for tracking, reporting and benchmarking. Using the specialized Higher Ed Survey Tool with FM:Interact, colleges and universities can capture space use information in a more streamlined manner, delegating space use data collection tasks to departments or Principal Investigators (PIs). Managed and surveyed space data collected can often directly be used to track and recover costs for grants and sponsored research projects. In addition to space, colleges and universities will commonly use FMS:Workplace to support maintenance requests and equipment assets for the campus as well as to track space use by department.

Healthcare

Hospitals and other healthcare organizations are often very focused on the need to track hospital equipment, space use by department, room conditions, and building maintenance activities. These groups require capabilities to review maintenance and equipment history in detail for Joint Commission Audits. In addition, simply tracking space use by department and reviewing lease information can help maximize expensive hospital space use. The healthcare market has a specialized need to also track room information by performing a room-by-room condition assessment with rating and scorecard. They can leverage the space types to better see and locate where patient spaces are in the building and can leverage the mobile client to update room data in the field, attach photos, and use barcoding devices to track life safety inspections. Finally, new environmental sensor technology allows hospitals to monitor facility environmental conditions in the facility such as temperature, humidity, light, noise, air pressure, and air quality in the facility to take action that helps to reduce costs, eliminate waste, and improve the overall employee experience.

Pharmaceutical & Research

With corporate headquarters located in New Jersey, AMS is surrounded by many of the most recognizable pharmaceutical companies in the world stretching from the New York tri-state area and Pennsylvania up to the research areas of Cambridge, Massachusetts. These customers most commonly use FM:Systems software solutions to manage the large amount of administrative space they have and help to use it to plan project moves as part of a reorganization. In most cases they are also using space data to perform financial rent chargebacks, leveraging FM:Interact’s ability to prorate common space and even apply rent rates and utility weighting factors. Pharmaceutical companies also have a specialized need for their market to leverage the system to manage lab space and track lab assignments of personnel, lab bench information, and even lab equipment assets.
