A Supplemental Resource for CAD

AutoCAD drawings provide the floor plan spatial data for FMS:Workplace, but not all facilities departments have available in-house CAD resources or even Autodesk software. AMS was previously a Silver Partner with Autodesk for over 25 years and has roots in CAD software services. Our experience in this area allows us to help support IWMS implementations by offering several services to help prepare and maintain CAD floor plan drawings.

Drawing Creation

Sometimes CAD drawings do not exist for a building or floor that needs to be added to the Space Inventory. While an Adobe Acrobat PDF file may be available, lack of accuracy usually makes this a bad source for producing a CAD drawing. AMS offers As-Built Drawing Creation by performing a detailed on-site, laser-measured survey of the structure, accurately documenting the layout and configuration of all walls, doors, windows, stairwells, elevator shafts, plumbing fixtures, structural columns, ventilation shafts, and any other pertinent features such as workstation cubicles in AutoCAD .dwg file format.

CAD Cleanup

Customers many times have access to floor plan CAD drawings, but they come from multiple sources (architects, engineers, project managers, etc.) and are created with different sets of CAD standards. This typically means AutoCAD layers that are named differently are more detailed in one drawing versus another, and are grouped together with a variety of detail.

For floor plans to properly display thematic maps in FMS:Workplace such as architectural features, furniture, equipment, mechanical & electrical details, these layers need to be consistently grouped and named. With multiple former CAD Managers on staff, AMS offers services to clean up and prepare CAD drawings for use with FM:Systems.

Polylining & Tagging

Polylining and tagging means drawing room boundaries (called polylines) in the AutoCAD floor plan and associating (tagging) them with a specific room number for use in space inventory. Polyline boundaries are typically drawn to the latest BOMA (Building Owners and Managers Association) standards, or as chosen by each customer. The BOMA standards lay out a set of guidelines and definitions, defining such things as common areas, vertical penetrations, usable, and rentable areas.

Some customers struggle with the confusing aspect of where to draw the lease lines. There are multiple factors that need to be taken into consideration when deciding whether a polyline goes to the inside of a wall, the outside, the centerline, or to the window. AMS can create standard polylines for your floor plan drawings, ensuring that the areas are calculated precisely according to the BOMA definitions.
